Released from 2007 onward along the Second Ponds Creek corridor, this Frasers Property estate is about as uniform as new-build Sydney gets: brick-veneer homes on compact lots, almost all built within the same decade and a half.

That uniformity means the suburb doesn't really have an "old" and "new" side the way older suburbs do. Instead, plumbing problems tend to be about how a home was built, not how long ago.

Homes along The Ponds Boulevard and Riverbank Drive were among the earliest releases, which puts their original fittings and hot water systems closer to the point where first-generation parts start failing.

Storm-surcharge overflow is the other side of the coin: heavy rain over the Second Ponds Creek catchment pushes hard on the estate's stormwater system, and low-lying blocks near the creek corridor feel it first.

This estate has one of the youngest, most family-heavy populations in the wider Hills area, and that shapes the kind of calls we get. Full bathrooms getting daily use by growing families, kitchens running hard, and hot water systems working overtime.
